Location and plan
This time, our long-standing client approached us with the task of designing a zone of several family houses. The land at his disposal enabled us to create a quiet, private neighbourhood of several houses located along a newly created no through road. The surface area of the land allows it to be divided into individual plots with a generous area of around 1000 m2.
In the plan, the client defined the creation of several detached houses and several semi-detached houses. He wants to offer all houses to his customers in a high standard, with the fact that detached houses should be single-storey, in order to achieve maximum barrier-free accessibility. With semi-detached houses, we set ourselves the goal that the individual housing units will not be just a mirror copy of each other. In this way, we achieved the uniqueness of the layout of each side of the semi-detached house. We have designed the detached houses in a well-proven, semi-atrium scheme that will provide the future residents with a significant degree of intimacy and privacy.
Layouts
In each house it was essential for us to completely separate the day and night area. In the case of the detached houses, this is achieved by dividing the floor plans into individual wings in the shape of the letter "L" and the letter “U”. In the case of the semi-detached houses, it is achieved by the fact that they are two-storey, and the night area is located on the upper floor. The unique solution of each semi-detached house creates interesting micro-spaces between their parts: atriums, outdoor terraces closed on several sides, or pergolas.
. Parking spaces in the zone are designed in accordance with the standard of house types. Detached houses have double garages seamlessly connected to the rest of the interior. For the semi-detached houses, we have designed external shelters over two parking spaces, which are also connected to the mass of the houses and enable the passage to the front door with dry feet.
Architecture of the street
Since the future street will be private and a dead end, we were able to agree with the investor that the entire zone will be designed with the street fronts without fences at the border of the new road. In this way, open front gardens will be created, which adds a much higher visual value to the street, because the greenery becomes an integral part of it, not separated by fencing. From the beginning, we have also considered areas for planting mature trees on the street, which is also taken into consideration in the routes of connections and utility networks. For the zone, we have developed a design manual for shelters for trash cans, covers for electric meter boxes, post boxes, street lighting and shelters over parking spaces. This way we will achieve a decent, unified design of the entire street.
Architecture and material design of the houses
The houses are designed with flat roofs in a combination of materials: white plaster, dark plaster, distemper design plaster, concrete, wood and anthracite metal. The architecture of the mass of the houses is complemented by the architecture of the outdoor shelters, either for parking or for outdoor summer terraces.
The “L” and “U”-shaped layout of the houses creates interesting garden shapes with different nooks and crannies providing the advantage of intimacy and privacy to future residents. The houses are characterised by large, glazed surfaces that offer valuable views and blur the distinction between the interiors and exteriors. The architecture of the exterior objects is often directly connected with the mass of the houses, which makes it special and dynamic.
Greenery is drawn into the vicinity of the interiors through glazed atriums or structures for the growth of climbing plants. Materials often pass from the exterior to the interior, where they become part of its design. The houses are designed to a high layout standard, where the parents’ rooms have private bathrooms and walk-in closets, and the children's rooms are generously sized.
